Helpful hints on preparing your property for sale

A well-presented and maintained home or investment property can appeal to more buyers and is a critical factor in achieving the best possible sales result. First impressions count and it’s in your best interest to have your property in good order in preparation for both private inspections and open houses so that we can work together to achieve the highest possible price for you.

Here’s a few tips on how to help your home put its best face forward.

  • Maximise street appeal by making sure the outside of your property looks inviting. Fresh paint, clean and tidy paths and driveways, sparkling windows, and a well-maintained garden can make all the difference.
  • Kitchens and bathrooms are often the most influential rooms in a home so make sure they appear fresh, clean, and tidy.
  • Take time to fix those little issues you never seem to get around to – stained carpet, dripping taps, broken tiles, loose knobs, cracked window panes, sticking doors and the squeaky gate.
  • Less is more. Take time to declutter benchtops, clear rooms of excess items, and do a general tidy up so that potential buyers can see your property, not your personal effects. The way your property appears to a buyer will make a substantial difference to the salability of your home.
  • Nothing improves atmosphere more than brightness, so allow plenty of light into your home. Open drapes and switch on lights if it's a dull day.

Inspections at your home

Should you stay at home during inspections? It’s nothing personal, but it is often preferable that you don’t. Potential buyers often feel more comfortable when the owner isn’t present, and you can trust us to emphasise the best features of your home. If you do decide to stay, minimise distractions by turning off the television and radio and try to keep any children and pets out of the way. Never apologise for the appearance or condition of your home. Please leave any negotiations to us, and certainly never allow an inspection to take place without your agent.
